Miramar Mortgage & Home Loans

Financing for west Broward buyers who are shopping master-planned Miramar. Conventional, FHA, VA, ITIN, and bank statement loans, underwritten with your real HOA and CDD numbers instead of the ones on the listing sheet. English and Spanish, start to close.

What Makes Miramar Different to Finance

A young, gated, assessment-heavy city where the tax line matters more than the purchase price

Miramar is roughly 30 miles of Broward County stretched thin from east to west, and the two ends barely resemble each other. East of Palm Avenue you get 1960s and 1970s ranch houses on real lots. Push west past Flamingo and you are in the master-planned era: Silver Lakes, Monarch Lakes, Vizcaya, Sunset Lakes, Riviera Isles. Gates, lakes, HOA boards, and in several cases a Community Development District assessment riding along on the tax bill. That last detail is where Miramar loan files go sideways.

A CDD assessment is not an HOA fee and it is not optional. It lands on the tax bill, it lands in escrow, and it lands in your debt-to-income ratio. Qualify on the listing sheet tax number and you can lose the house at underwriting.

The Miramar Housing Market, Honestly

Census Bureau American Community Survey estimates put the city at 143,244 residents with a 66.5% homeownership rate, which is high for Broward and tells you this is an owner market, not an investor market:

  • Median owner-occupied home value near $520,400, per Census ACS estimates
  • Median household income near $88,280, also per Census ACS
  • 45.6% of residents were born outside the United States
  • About 87% of that foreign-born group came from Latin America or the Caribbean
  • Roughly 42.3% Hispanic or Latino and 40.4% Black, one of Florida's genuinely mixed cities
  • Housing stock skews post-1995 in the western half, which changes the insurance math

Programs We Actually Close Here

Miramar buyers are usually W-2 employees at a large local employer or owner-operators serving one. The program mix reflects that:

  • Conventional financing from 3% down, the default and the cheapest option
  • FHA at 3.5% down for buyers rebuilding credit or short on reserves
  • VA with no down payment for eligible veterans
  • ITIN programs for buyers filing taxes without a Social Security number
  • Bank statement qualifying on 12 to 24 months of deposits for the self-employed
  • DSCR financing for the rental side, qualified on the property's own income
  • Florida Housing and Broward County purchase assistance where you qualify

Loan Programs for Miramar Buyers

Conventional Loans

With a median owner-occupied value around $520,400 and a 2026 conforming limit of $832,750 for a one-unit Broward property (FHFA), most of Miramar finances inside conforming territory. That is good news. Conforming means faster underwriting, better pricing, and mortgage insurance that comes off at 20% equity instead of living with the loan.

FHA Loans

3.5% down, credit from 580, and gift funds allowed for the full down payment. FHA is the workhorse for first-generation buyers in east and central Miramar. One caution specific to this city: FHA has its own condo project approval rules, so if you are shopping a townhome or condo inside a gated community, we check the project before you write the offer, not after.

ITIN Home Loans

Nearly half of Miramar was born abroad, and plenty of those households file taxes on an ITIN. These loans are real, they close on ordinary appraisals, and they do not require a Social Security number. Expect a larger down payment and pricing above conventional. Bring two years of ITIN returns, and if you have a rent history, bring twelve months of canceled payments.

Bank Statement Loans

The Miramar Park of Commerce reports more than five million square feet and over 10,000 employees across 180-plus companies. Around that footprint sits a whole tier of small vendors: logistics owner-operators, medical couriers, staffing shops, trade contractors. If your Schedule C shows a modest net after write-offs, we can qualify you on 12 to 24 months of deposits instead.

VA Loans

No down payment, no monthly mortgage insurance, and no loan limit for eligible veterans with full entitlement. Broward has a large veteran population and Miramar's newer inventory tends to appraise cleanly, which keeps VA files simple. The one thing that slows a VA purchase here is a roof at the end of its life, since the VA appraiser will call it.

DSCR Investment Loans

Rental demand in Miramar comes from the commerce park and from Memorial Hospital Miramar staff, and townhomes rent quickly. DSCR loans qualify on the property's rent against its payment, with no personal income documentation. Read the HOA rules first. Several Miramar associations impose a minimum lease term or a waiting period after purchase, and that can break your model.

Where the Jobs Are, and Why That Matters to Underwriting

Miramar is unusual for a Broward suburb in that it employs people rather than only housing them. The Miramar Park of Commerce describes itself as the largest locally owned and managed business park in South Florida, with more than five million square feet and over 10,000 employees across more than 180 companies, among them Quest Diagnostics, Humana, HEICO, Siemens, Stanley Black & Decker, and Pepperidge Farm. Memorial Healthcare System leases significant space there and operates Memorial Hospital Miramar in the city.

Stable, documented W-2 income from employers like those is the easiest kind of file to approve. It also means a lot of Miramar buyers are on salary plus bonus or salary plus shift differential, and that is where a careless loan officer costs you buying power. Bonus and overtime income can be used when there is a two year history and the employer verifies it is likely to continue. Getting that documented properly is often worth more approved purchase price than shopping for an eighth of a point.

The other half of the city's economy is small and self-employed. That is the bank statement lane, and it is one of the reasons we keep both agency and Non-QM options on the desk instead of pushing every borrower into the same box.

Documenting two years of bonus income correctly moves approved purchase price more than shaving an eighth of a point off the rate. Almost nobody shops for that.

Insurance, Roofs, and the West Broward Advantage

Florida rewrote its building code after Hurricane Andrew, and most of Miramar west of Flamingo Road went up after that. Practically, homes there tend to carry hurricane straps, rated openings, and a roof deck attachment schedule that earns real wind mitigation credit. That shows up in the insurance quote, the insurance quote shows up in escrow, and escrow shows up in your qualifying ratio.

So a 2004 build in Monarch Lakes and a 1968 build in central Broward can carry the same price and produce very different approvals. Get the four point and wind mitigation inspections ordered early. If the roof has fewer than five years of life left, know that before the appraisal, because insurers and appraisers will both raise it and a late surprise costs you the contract.

We cover the underwriting side of Florida coverage in more depth in our South Florida homeowners insurance guide, and the escrow side in the Miami-Dade and Broward property tax guide.

Miramar Mortgage Questions We Get Weekly

Do I need a jumbo loan to buy a house in Miramar?

Usually not. The median value of an owner-occupied Miramar home is about $520,400 per Census ACS estimates, and the 2026 conforming limit for a one-unit Broward property is $832,750 (FHFA). Most purchases here finance inside conforming limits, which is cheaper and faster than jumbo. Riviera Isles, Sunset Lakes, and the newer lakefront estates in southwest Miramar are where jumbo territory actually begins. Our jumbo loan guide covers the reserve and documentation differences.

How does a CDD assessment affect my approval?

A Community Development District assessment rides on your property tax bill, so it flows into escrow and into the debt-to-income ratio underwriting uses. HOA dues count separately. Several Miramar master-planned communities carry both. The failure we see most often: a buyer qualifies against the base tax figure from a listing, then loses ratio room when the real assessment posts. We pull the actual assessment before issuing your Pre-Qualification so the number does not move later.

Can I buy in Miramar with an ITIN instead of a Social Security number?

Yes. Census data shows 45.6% of Miramar residents were born outside the United States, roughly 87% of them in Latin America or the Caribbean, so ITIN borrowers are ordinary here rather than exotic. ITIN programs want a larger down payment and price above conventional, but they close on standard single-family homes with standard appraisals. Bring two years of filed returns under the ITIN if you have them, plus a documented rent history.

What works for self-employed buyers in Miramar?

Bank statement loans qualify you on 12 to 24 months of business or personal deposits rather than tax returns, which matters if you write off aggressively. Miramar has a deep base of contractors, logistics owner-operators, home health agencies, and small vendors feeding the commerce park. Profit and loss programs and asset depletion are also on the shelf. But if your returns support a conventional loan, take the conventional loan. It prices better. See our bank statement loan guide for the deposit math.

Why do Miramar homes often insure cheaper than older Broward houses?

Most of Miramar west of Flamingo Road was built after Florida tightened its building code following Hurricane Andrew, so those homes commonly have hurricane straps, rated openings, and a roof deck attachment schedule that earns wind mitigation credits. A newer roof and a clean four point profile change the quote, and insurance is part of both escrow and your qualifying ratio. On a 2004 Monarch Lakes build the insurance line usually looks nothing like a 1968 build in central Broward.

Is bilingual mortgage service available in Miramar?

Yes. We work in English and Spanish through the whole file, from Pre-Qualification to closing. Miramar is one of Florida's most mixed cities, roughly 42.3% Hispanic or Latino and 40.4% Black per Census ACS estimates. Our Spanish-language Miramar page is at approvedready.com/es/hipoteca-miramar. Lifetime Capital Funding, NMLS #2583712, Equal Housing Lender.

Are down payment assistance programs available here?

Yes. Qualified Miramar buyers may be able to use Florida Housing Finance Corporation programs, and Broward County runs its own purchase assistance for eligible households. Both carry income and purchase price caps, and both add steps to the closing timeline that your seller has to agree to. Check eligibility early, because a first come first served county allocation can run dry inside a fiscal year.
